When a seller lists a property for sale through a Dataflo MLS affiliate broker, their property’s photographs and unique feature data is indexed into a digital profile that is instantly available to buyers locally and worldwide. The information is accessible to other Dataflo MLS member agencies and consumers attracting serious, ready and financially capable buyers.
Dataflo MLS makes the Philippine real estate industry unique by allowing and encouraging a high degree of cooperation among salespeople — much more so than in any other real estate industry group in the Philippines.
For example, if you’re shopping for a car and you visit a local dealership, the salesperson’s goal is to sell you a car from his lot. He won’t provide you with information on cars available at other competing dealerships; you would have to visit those on your own. As for Dataflo MLS, the opposite is true. Dataflo MLS allows for cooperation between all real estate agents, no matter which real estate company they work for. Commission agreements are in place and the buyer receives unbiased representation.
Using the computerized Dataflo MLS system, other Dataflo MLS member real estate affiliates across the country will enter the criteria that their buyer desires in a home and generate a list of all the homes that meet that buyer’s needs. These homes might be listed by agents from five, ten, or twenty other companies. Only properties not listed with a Dataflo MLS affiliate broker (‘For Sale by Owner’) are not accessible on the Dataflo MLS system. If your property criteria is a match, the information is in front of that buyer instantly.
Before the Dataflo MLS system was available in the Philippines, real estate agencies managed information manually through an immense amount of paperwork. Delays and informational errors were commonplace and in many instances, by the time the information reached the buyer, their interest was long gone.
While these methods still exist, they have largely been replaced by high-speed computer programming that allows Dataflo MLS affiliate agencies to check up-to-the-minute information on every current listing.
Dataflo MLS provides Philippine real estate agencies with access to much more detailed information than common websites addressing five individual property categories: Single Family (house/lot), Condominium, Vacant Land, Multi-Family and Commercial & Industrial.
Each category supports more than two hundred property feature selections, general information, mapping and broker contact information.
The listing agent can also upload up to 26 photographs to accompany the listing.
